This project is for special social housing designed to support young adults with learning difficulties. Our client, East Thames Group, is a registered provider of these services and is regulated by the Care Quality Commission.
The client brief called for:
- six one bedroom flats
- a communal lounge
- an activity room
- a staff studio apartment
- external social area and parking
- Code for Sustainable Homes (level 3) compliance
- Lifetime Homes compliance
The site, which was previously allotments, was challenging. It is an irregular shape, slopes down steeply to a brook and is in the midst of established housing. There is restricted access and no street frontage. However, the site also presented an opportunity in that the brook has a number of mature trees on its banks and forms a natural green space and wildlife corridor. Our fan-shaped design responded to the curve of the brook and proved more successful than more conventional rectilinear solutions. It uses every square metre of the site and provides views from the flats over the tranquil green enclave of the watercourse.
The project was awarded planning permission in October 2015. The estimated cost is £626,000.
